Booking Terms and Conditions
Welcome to Villa Fico d’India. By making a reservation at our property, you agree to the following terms and conditions.
1. Reservation and Confirmation
Your reservation is considered confirmed only after payment has been made through the secure Stripe payment system. You will receive a confirmation email with all the details of your reservation.
Important: Save your booking confirmation email. You’ll need it for any changes or cancellations.
2. Check-in and Check-out
- Check-in: 4:00 p.m. to 10:00 p.m.
- Check-out: 8:00 a.m. to 11:00 a.m.
- For arrivals outside of regular hours, please contact us at least 24 hours in advance
- A valid form of identification is required at check-in for each guest
3. Payment
Payment is required at the time of online booking. We accept all major credit and debit cards via Stripe.
4. Guests
The maximum number of guests is 8 people. Additional guests are not permitted without prior written authorization. Minors must always be accompanied by an adult.
5. House Rules
- Smoking is prohibited inside the building.
- Pets are allowed upon request and with prior approval.
- Please be quiet from 11:00 p.m. to 8:00 a.m. out of consideration for your neighbors.
- Please treat the facilities, furniture, and equipment with respect.
- Report any damage immediately.
- The pool is for the exclusive use of the villa’s guests.
Please note: Violation of these rules may result in termination of your stay without the right to a refund.
6. Damages and Liability
Guests are responsible for any damage caused to the property or its furnishings. In the event of damage, we reserve the right to charge the amount necessary for repair or replacement.
02 — GDPR
Privacy Policy
This privacy policy describes how we collect, use, and protect your personal data in accordance with the General Data Protection Regulation (GDPR).

2. Types of Data Collected
- Voluntarily provided information: First name, last name, email address, phone number, dates of stay, number of guests, and messages sent via the reservation form.
- Automatically collected data: IP address, browser and device type, pages visited, session duration, technical cookies.
- Payment information: Collected and managed directly by Stripe Inc.; the website does not process or store this information.
No special categories of personal data, as defined in Article 9 of the GDPR, are collected.
3. Purpose and Legal Basis
- Management of reservations and contractual relationships: performance of a contract (Art. 6(1)(b) GDPR).
- Response to contact requests: legitimate interest of the data controller (Art. 6(1)(f) GDPR).
- Tax and accounting obligations: legal requirement (Art. 6(1)(c) GDPR).
- Service communications regarding your stay: performance of a contract (Art. 6(1)(b) GDPR).
4. Methods of Processing
The data is processed using IT tools in accordance with the principles of lawfulness, fairness, transparency, data minimization, and security as set forth in the GDPR. The processing is carried out directly by the Data Controller. The data is not subject to automated decision-making or profiling.
5. Data Retention
- Reservation and contract data: 10 years from the end of the relationship, in compliance with tax requirements.
- Contact information without a reservation: 12 months from the last communication.
- Browsing data and technical cookies: up to 13 months.
6. Disclosure of Data
Personal data is not sold or transferred to third parties. It may be disclosed exclusively to:
- Public authorities (Police Headquarters, Revenue Agency) in the cases provided for by law, including the obligation to report attendance pursuant to the T.U.L.P.S.
- Providers of strictly necessary technical services (hosting providers), who act as data processors pursuant to Article 28 of the GDPR.
- Stripe Inc., limited to the data necessary for transactions. Stripe is PCI-DSS certified. Stripe’s Privacy Policy.
7. Data Subject Rights
Under Articles 15–22 of the GDPR, you have the right to:
- Access: Obtain a copy of your data (Art. 15).
- Rectification: Correct inaccurate data (Art. 16).
- Erasure: Request deletion in the cases provided for (Art. 17).
- Restriction: Request restriction of processing (Art. 18).
- Portability: Receive your data in a readable format (Art. 20).
- Objection: Object to processing based on legitimate interest (Art. 21).
- Complaint: Lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali) at garanteprivacy.it.
To exercise your rights, write to info@villaficodindia.it. The Data Controller will respond within 30 days.
8. Data Security
- Encrypted HTTPS connections
- Data access restricted to the Data Controller only
- Protected databases with restricted access
- Payments handled by Stripe (PCI-DSS compliant)

Cancellation Policy

Failure to show up without notice: no refund
How to Cancel
- Send an email to info@villaficodindia.it
- Include your first name, last name, and booking dates
- You will receive confirmation of the cancellation within 48 hours
05 — Liability
Limitation of Liability
Villa Fico d’India is covered by a valid liability insurance policy, including specific coverage for tourist rentals.
The operator accepts no liability for:
- Damage, theft, or loss of guests’ personal belongings not directly attributable to negligence on the part of the operator.
- Service disruptions caused by force majeure events (power outages, external failures, adverse weather conditions, etc.).
- Injuries resulting from improper use of the spaces, furnishings, pool, or equipment.
- Damage caused by failure to comply with the house rules by guests or by third parties invited by them.
Guests are personally responsible for any damage caused to the property during their stay. Damage found at check-out will be reported and must be compensated.
